Pre-application consultation requirements

As this proposal is described as a “major” planning application there are certain requirements for pre-application consultation set out in legislation e.g. Planning Act (Northern Ireland) 2011 and the Planning (Development Management) Regulations (Northern Ireland) 2015 (Regulation 5 (2) (b).  The purpose of this web site is to set out the application details for the proposals before the application is lodged.

Z Property Development Ltd proposes to submit a planning application for phase 2 of their Stoney Manor Development at Woodside Road, Newbuildings BT47 2QF.

The initial phase of the development is the subject of planning application reference LA11/2021/0937/F. Phase 2 of the development incorporates the remainder of the site previously approved under planning approval reference LA11/2019/0007/RM.

Continuing on from Phase One, the Newbuildings location will see an extra 45 houses and 6 townhouses built, in line with Stoney Manor’s fresh, community-based style and industry leading standards.

Any comments made to the prospective applicant on the proposals, are not representations to the Planning Authority. Once the pre-consultation period is complete and if a planning application is subsequently made to Derry and Strabane District Council, normal neighbourhood notification and publicity will be undertaken at that time and you will have the opportunity to make formal representations regarding the proposal at that stage.

Phase 2 includes:

45 Number of houses and 6 townhouses

The proposal will be advertised in the Derry journal and a leaflet  drop will be made to adjoining dwellings and businesses and all elected representatives at Derry and Strabane District Council Newbuildings ward, the MLA for Foyle constituency and the MP for Foyle will also be informed of the proposed planning application and associated details.
